Separate completed homes from homes you still need to build
A completed new home, a home under construction, and a to-be-built contract offer different choices and uncertainties. Ask what is physically complete, which selections are fixed, what approvals remain, and when the builder expects closing. Compare the contract and the actual property rather than relying on a model-home tour.
- Completed or near-complete home: verify remaining work, included finishes, inspections, closing conditions, and possession. Do not assume a finished appearance means every approval is complete.
- Under construction: confirm the stage, the remaining selections, price-change provisions, inspection access, and how delays are handled.
- To be built: identify the lot, floor plan, site costs, selection allowances, deposits, financing structure, and the builder’s responsibilities in writing.
- Recent resale: compare the existing landscaping, window coverings, appliances, improvements, and move-in timing with the full new-build package.

For Boise-specific community and builder comparison questions, see the Boise new-construction guide. Use the subdivision library as a research directory, then confirm the current builder, phase, available lots, and offerings directly.
Build a complete finished-cost comparison
Make one worksheet per home. Record the base price, lot premium, structural selections, design upgrades, required site work, and contract charges. Then list what will still need to be purchased or finished after closing. The same advertised starting price can lead to different completed costs.
Ask about landscaping, irrigation, fencing, window coverings, appliances, garage finishes, and any work shown in a model that is not included. Confirm association dues, transfer or setup charges, utility connections, and maintenance responsibilities where applicable. Use actual quotes for missing items rather than assuming they are minor.
Compare the monthly costs too: the loan payment after incentives, taxes, insurance, association dues, and utilities. Keep a reserve for ownership needs even when the home is new. A builder warranty has its own coverage, procedures, and exclusions; read it before treating future repairs as fully covered.
Compare incentives using the same loan scenario
Request the incentive in writing, including deadlines, eligible costs, required providers, and conditions. Compare a price reduction, closing-cost credit, upgrades, and any financing benefit by how each affects cash at closing, ongoing payment, and total costs.
For a temporary rate benefit, ask what the payment becomes when it ends. Compare lender offers with the same down payment, loan amount, loan structure, and rate-lock assumptions. An incentive tied to a particular lender should be evaluated with that lender’s complete terms and costs.
Discuss representation before visiting or registering with a builder. Ask how your agent’s role, access, and compensation would work under the relevant agreements. Do not assume a model-home representative and your own representative have the same role.
Coordinate inspections, completion, and a move from out of state
Ask about independent inspections, access at construction stages, correction procedures, the walkthrough, warranty reporting, and the documents required for closing. A new home still deserves a property-specific review. Record the agreed work and how its completion will be verified.
If you are relocating, compare the proposed finish date with your job start, lease end, current-home sale, and moving arrangements. Budget for a delay scenario that includes temporary housing, storage, travel, and rate-lock questions. Verify the actual closing and possession plan before sending a moving truck to the address.
The Treasure Valley moving checklist helps organize the move around those checkpoints. Discuss a new-construction shortlist with XO using your city preferences, budget, timing, and willingness to wait for construction.
Treasure Valley real estate questions, answered
Where can I compare new construction homes in the Treasure Valley?
Compare builder and resale options in Boise, Meridian, Eagle, Nampa, Caldwell, Kuna, Star, Middleton, and Garden City according to your budget and travel needs. Availability changes by community and construction stage. Confirm active offerings directly rather than treating an area guide as an inventory feed.
Does XO’s search filter listings to new construction only?
The current search supports city, property type, price, beds, and baths. It does not certify a new-construction or year-built filter. Use the city search for context and request a current builder or new-home shortlist with the desired location and completion stage.
Is a builder incentive better than a price reduction?
Compare written terms for the same purchase and loan scenario. Review eligible costs, lender or title requirements, expiration, rate-lock details, cash due at closing, and the payment after any temporary benefit ends. The advertised incentive alone cannot establish the better total cost.
Can I move into a new home on the advertised completion date?
Treat projected construction dates as estimates until the contract, builder, lender, closing team, and required approvals support the move. Clarify delay provisions, utility readiness, closing conditions, and possession before booking nonflexible moving arrangements.
