Sale prices measure completed transactions. Asking prices measure what sellers currently request. Inventory is a different set again. Keep the date, geography, and metric attached to a number before comparing it with another site’s market summary.
The following sections are XO’s practical interpretation of how to use a market report. They are a framework for property-level questions, rather than a forecast or a promise about the terms you will negotiate.
For buyers: compare your substitutes before choosing an offer
Start with homes a buyer could reasonably choose instead of your target property. Match the location, type, condition, lot, size, and price band as closely as possible. A countywide statistic includes too many different kinds of purchases to set one home’s offer price.
Ask for a three-part comparable set
- Recent closed sales: what similar homes actually sold for, with sale dates and any available concession context.
- Active alternatives: what you can buy now, including condition, visible price changes, and time available.
- Pending competition: which comparable homes attracted a contract, while remembering the final price and terms may not yet be known.
Compare a renovated home and a project home after estimating the work, not only their price per square foot. The same approach helps distinguish a new home’s incentive package from a resale home’s finished landscaping or different location.
Use the Boise new-construction comparison guide for the builder worksheet. If this is your first purchase, use the first-time buyer guide to keep cash to close and ongoing ownership costs in the same decision.
What would change the strategy?
Ask your agent what evidence would justify acting faster, negotiating further, or walking away. Examples include competing offers on the specific home, a condition problem with a priced repair, a comparable price change, or a seller deadline. Agree on your own limits before those decisions become urgent.
For sellers: price against what buyers can choose now
A market report sets context. Your pricing plan needs the homes buyers will compare with yours during the listing period. Ask for a small, explained set of relevant sales and active alternatives rather than one citywide appreciation assumption.
- Separate condition from location. Discuss how your home compares on updates, repairs, layout, lot usability, and access.
- Compare new-home alternatives. Where buyers cross-shop a builder, account for incentives, completed features, and expected delivery.
- Plan preparation selectively. Request costs and reasons for proposed work, then consider whether a buyer is likely to value it.
- Set a review point. Agree on the evidence you will review after launch: showing feedback, competing listings, new pendings, and any change in your timeline.
Ask for estimated net proceeds alongside the proposed price so selling costs, concessions, and any next purchase are part of the plan. Request a Boise home valuation for a property-specific conversation.
How to read this report and keep it current
The primary source is BRR’s September 2026 Ada County single-family stat sheet. Its Boise city price is quoted as approximate; the remaining table values are countywide. The source uses IMLS data as of October 8, 2026. The editorial update date on this page does not change that measurement period.
This is a fixed snapshot, not a live MLS feed. For a newer period, check the BRR report archive. For definitions and coverage, see BRR’s data methodology and metrics glossary. Published statistics can be revised and do not cover every property transaction.
When comparing reports, keep single-family homes separate from condos and other property types; keep city data separate from county data; and keep monthly closed sales separate from a rolling or year-to-date measure. A list-price median and a sale-price median answer different questions.

Boise real estate questions, answered
What was Boise’s median home price in September 2026?
The Boise Regional REALTORS September 2026 Ada County single-family stat sheet describes Boise city’s median sale price as about $535,000. The countywide single-family median was $575,000. Neither figure is a current listing price or an estimate of every Boise home’s value.
Are the inventory and days-on-market numbers for Boise city?
No. This report’s inventory, closed sales, days on market, and months of supply describe Ada County single-family homes. The Boise city median is identified separately. A Boise neighborhood search needs a narrower comparable set.
Does a lower median mean my Boise home lost the same amount of value?
No. A median describes the middle sale in the set of homes that closed. The mix of prices, locations, sizes, and new versus resale homes can change from month to month. Estimate an individual home using relevant comparable sales and current competition.
Is September’s market data the same as today’s available listings?
No. This is a September 2026 closed-period snapshot using IMLS data as of October 8, 2026. Available listings, asking prices, price reductions, and pending activity can change after that reporting period. Check the live search and the newest BRR release before making a decision.
